Our process begins with a tour of your home to better assess its unique selling points. We want to understand why you bought the home, what you feel are its greatest assets, and what you feel the home should be valued for, not just in terms of its price, but in terms of its livability. We understand that you are the true property experts when it comes to your home. I have been trained to pinpoint a home's market value, which is done by looking at a variety of characteristics, including the following:

  • External characteristics: Curb appeal, exterior condition of the home, lot size, home style, availability of public utilities.

  • Internal characteristics: Size and number of rooms, construction and appliance quality and condition, heating systems, and energy efficiency.

  • Comps: What similar homes in the same area have sold for recently.

  • Supply and demand: The number of buyers and the number of sellers in your area.

  • Location: How desirable is the neighborhood? Are the schools good? Is the crime rate low?

From there, I will work with you to move forward by:

  • Determining an overall working selling plan tailored to your needs and priorities

  • Discussing various tactics and completing a marketing plan

  • Reviewing your prepared Comparative Market Analysis (CMA), which will help strategically price your home

  • Establishing a competitive pricing strategy and potential sale time frame


A home's market value often is a good starting point for all kinds of things. For one, listing agents use market value to help sellers come up with a fair asking price for their home. And, since buyers shouldn't just trust what sellers say their place is worth, their own agent can also estimate the home's market value and come up with a different price that they think their clients should offer. No number is right or wrong; the ultimate deciding force is what price a buyer and seller are willing to shake hands on to close the deal.

Marketing Plan

After getting a sense of your priorities, I will work with you to develop a holistic marketing strategy that encompasses all the relevant outreach strategies that can help to sell a listing. Marketing strategies could include:

  • Establishing MLS listing that syndicates your property information around the globe through traditional search sites and global Berkshire Hathaway HS affiliates

  • Creating customized email marketing campaigns through BHHS Utah’s proprietary program that presents your property electronically to agents and buyers

  • Launching an online advertising campaign that could include both social media ads and mobile geo-targeted ads

  • Gathering compelling visual media including professional photography, 3-D Virtual property walk through, and cinematic property tours

  • Touching base on various staging strategies and home fixes to better showcase your home physically

  • Installing a “For Sale” sign at your property with an attached Green Flyer to ensure that the community is aware of your listing

  • Designing and disseminating physical flyers, print ads, and any other print collateral that might be used to market your home

  • Give all information to Multiple Listing (if you agree), including an enticing description that will interest agents in showing the property

  • Arrange for installation of BHHS Utah yard sign on the property (one of the best advertising methods)

  • Arrange for and coordinate showings using the method that you decide is best for your circumstances:

    a. Place computerized lockbox on property to easily facilitate showings. A record of users is available by reading the lockbox and calling the readout to a national computer.
    b. Key at our office for pickup by other Realtors for showings.
    c. Send information on showing procedures to Multiple Listing to facilitate showings in the best way for you, the Seller.
    d. Personally show the property by appointment to other Realtors and their clients when needed.

  • Schedule open house for public (if we agree it is appropriate).

  • Update changes as they occur and periodically renew interest of agents at MLS meetings and BHHS Utah office meetings.

  • Send brochure to friends, clients, Realtors, and anyone I think might be especially interested in your property.

  • Follow up on showings and advise you of results and comments (please call me when a showing occurs, as I may not have been contacted by the agent).

  • Send Seller's Progress Report to you periodically (sold properties, competition in the market, absorption rate, showings, feedback from showings, etc.).

  • Provide legal forms for sales agreements, disclosures for mold and radon, any subsequent counter offers, water transfer certificates, etc.

  • Use my considerable experience and skills to negotiate for you with prospective buyers as your agent and at your direction.

  • Assist in arranging for buyer's appraisal if necessary.

  • Assist in arranging for water and/or radon test and any other required tests.

  • Cooperate in arranging for Buyers' home inspection.

  • Attend the inspection.

  • Help you negotiate the results of that inspection to a satisfactory resolution with the Buyers.

  • Keep you informed of the progress of escrow and help with any problems that may occur with contingency removals (financing, inspections, etc.).

  • Keep in contact with lender, closing officer, title company, attorneys, appraiser, home inspector, and any other entities involved in the closing.

  • Help arrange the Buyer walk-through before closing.

  • Arrange for and accompany you to closing. Assist in transfer of keys, help with utility billing, etc.

  • Continue to be available to help with any problems that might occur after closing.
